Millwork is the tell
Nothing exposes a careless renovation faster than trim. Original baseboards, casings, and picture rails in this housing stock have specific profiles and heights, and modern stock trim next to them reads instantly as wrong. Matching profiles — or deliberately and consistently departing from them — is the single cheapest decision that determines whether a renovated interior looks intentional.
Where design spend returns and where it does not
Kitchens and primary baths carry the most weight with future buyers, followed by anything that adds usable, well-lit space. Highly specific finishes, bold permanent color, and expensive built-ins tailored to one household's habits are lifestyle spending rather than investment. Neither is wrong; they just should not be confused with each other during budgeting.
Light, color, and small rooms
Pre-war rooms are often deeper than they are wide with windows on one side only. That drives design choices: lighter values on the wall opposite the glazing, layered lighting rather than a single ceiling fixture, mirrors placed to bounce daylight, and furniture scaled down so circulation reads generous. Rooms fail here from overscaled furniture far more often than from color.
How to scope the engagement
Decide up front whether you are hiring for a full-house program, a single-room refresh, or selections support alongside a builder. Ask how the studio charges — flat fee, hourly, percentage of spend, or a hybrid — and what the deliverables are at each stage. Ask to see a completed project in a house of similar age. Clear scope at the start prevents the most common friction, which is design decisions arriving after construction has passed them.
