Sound, light, and parking
Three effects reach the residential blocks: sound that carries further on still nights than anyone expects, headlight wash across front rooms from turning traffic, and parking demand that fills the first two streets behind the district. All three fall off sharply with distance — usually within two blocks — which is why the neighborhood's price gradient is as steep as it is over such a short distance.
It is seasonal and cyclical
The pressure is concentrated on weekend evenings and warm months, when patios are open and windows are more likely to be too. A house auditioned in February reveals much less than the same house in June. If you can only visit once, visit on a warm weekend night.
