Value rises with proximity to the business district up to a point, then falls again at the corridor itself. The peak sits roughly one to three streets back: close enough to walk, far enough to be quiet. That curve is the single strongest spatial pattern in neighborhood pricing, and it is why two houses four hundred feet apart can be priced very differently with no obvious explanation from the listing photos.
The market here rewards intact pre-war character that has been maintained or thoughtfully renewed, and it discounts both neglect and heavy-handed modernization that erases the house's period identity. A renovation that reads as continuous with the street tends to appraise better than one that reads as imported from a different neighborhood.
Lot width, depth, alley access, and mature trees carry real weight, partly for their own sake and partly because they define what a future owner could add. A house with room to grow prices differently than an identical house that has already used its envelope.
