Four questions decide most quotes

For pre-war stock, carriers concentrate on roof age and material, electrical service type and panel, plumbing supply material, and heating system type and age. A house with a recent roof, an updated panel, and modern supply lines is a straightforward risk regardless of its build year. A house with original systems is not, and the difference shows up in both premium and availability.

Replacement cost is not market value

Insuring a period house means insuring the cost to rebuild it, which can diverge sharply from what it would sell for — in either direction. Where original materials and craft would be expensive to reproduce, standard replacement-cost calculations can understate the exposure. It is worth discussing explicitly rather than accepting a default figure.

Document before you need to

Photographs of the house, its systems, and its contents, plus receipts for major work, transform a claim. This costs an afternoon and is the single most useful thing an owner of an older house can do that they almost never do.
